Choosing the right roof material is one of the most important decisions when building or replacing a roof. The choice doesn’t just affect how the roof looks, it determines how long it lasts, how well it resists UV rays and weather, and how much maintenance it will need over time.
Flat roofs are widely used for both commercial buildings and modern home extensions. They’re practical, cost-effective, and versatile, but with so many options available, knowing which type of roofing is best for your property can feel overwhelming.
This guide will break down the most common flat roofing materials, explore their pros and cons, and explain how proper installation ensures long-term results.
Unlike a traditional slope roof, a flat roof has only a minimal pitch to allow water drainage. This design makes them especially popular for commercial properties like warehouses, schools, and offices, as well as for modern house extensions.
The benefits include:
But the real key to a strong flat roof isn’t just the design, it’s the roof membrane or surface material that keeps your property safe and dry.
When it comes to commercial roofing, durability, performance, and low maintenance are top priorities. At Roof Works, we work with a wide range of trusted roofing materials that deliver long-term protection and professional results for both sloped and flat roofs.
Metal roofing remains one of the strongest and most versatile options for commercial properties. Available in long run and corrugated steel, these systems provide exceptional weather resistance, a clean, professional appearance, and decades of reliable performance. Metal roofing is ideal for large buildings that need durability and style in one.
Membrane roofs such as TPO (Thermoplastic Polyolefin), PVC, and EPDM (rubber roofing) are highly valued for their flexibility, waterproofing, and energy-saving properties. These lightweight systems are especially effective on flat commercial roofs, reflecting sunlight to reduce cooling costs while providing long-term resistance to leaks and UV rays.
Torch-on and modified bitumen roofing offer a tried-and-true solution for creating a watertight surface that can handle New Zealand’s variable climate. With multiple protective layers, these systems are strong, durable, and designed to deliver years of dependable service with minimal maintenance.
Every commercial building is unique, which is why Roof Works also provides custom roofing solutions. Whether you need added insulation, a tailored design for improved energy efficiency, or a system built for a specific roof structure, our team ensures the best fit for your property.
For homeowners, especially those considering flat roof extensions, the best roofing material balances aesthetics with performance.
A well-planned roof installation by residential roof experts makes these options suitable for everything from garden rooms to full house extensions.
Selecting the right roof material depends on your property’s needs. Here are key considerations:
It may be tempting to choose or even install roofing materials yourself, but flat roofs require expert care. Risks include:
